Building Specifications

Excavation & Foundation

The grounds are excavated to a sufficient depth as laid out by our civil engineer both for the foundation of the house and the septic tank. All excess excavated material will be removed from site.

Reinforced concrete is used for the foundation and the frame of the house. We always meet strict earthquake regulations.

Walls & Plastering

External walls measure approx 50cm and consist of white stone walls with excellent insulation. We recommend plastering and painting inside the house to help keep the interior fresh and clean.

Roof & Floors

All rooves are fully insulated. There is a choice:- pitched ceramic tiles with exposed internal wooden beams, or flat reinforced concrete.

Electrical & Plumbing

Electrical installation will include sockets, switches and TV connections including provision for satellite system. Provisions can also be made for air conditioning units. Connection via a meter to the local electricity company also provided.

Plumbing installation: Underground mains water supply from the boundary of the plot to a distribution box inside dwelling. External 1-ton water back-up water tank. Full hot/cold water piping supply and plastic piping for waste. Plumbing installation for a washing machine. Waste connection to a septic tank - customers will be able to flush toilet paper from the WC.

Heating

There is a choice of regular heating with radiators which are less expensive to install than the alternative underfloor heating. This is more expensive to fit but cheaper to run.

Bathroom

Fittings include a washbasin, bathtub, or shower base, toilet, all taps/mixers, waste plugs, chains and stays, mirror and other standard accessories.

Kitchen

Fitted upper and lower cupboards in accordance with plans and selection, to include worktops, a double sink with drainer, mixer taps, wastes, plugs, chains and stays. Walls between worktops and wall cupboards tiled – choice of units, tiles etc. Electric wall-mounted extractor unit (complete with flues supplied and fitted).

Doors & Windows

All windows are double glazed with a choice of aluminium or wooden frames and shutters. External door to be aluminium or solid wood with security lock; internal doors to be wood mix. Choice of styles and colours available. Mosquito screens are also fitted.

Wardrobes & Pergolas

All bedrooms can have fitted wardrobes including drawers, shelving, hanging rails etc. With melamine frames and a choice of doors in wood mix – choice of colours available. A solid wood pergola can be constructed as per designs.

The Build Selection Check List

We will complete the selection check list with the specifications desired, so that all cost and time details can be predicted. Late and on-going changes to specifications can usually be accepted; such changes will be assessed for the effect on time and cost budgets and reported to the client accordingly.
